Own 10.65 acres in the Llanganates National Park

Own your own hilltop on the edge of the Cordillera de los Llanganates National Park in the heart of Ecuador’s Andes Mountains, about 115 miles south of Quito, with breathtaking views of the surrounding valleys and mountains.

The red outline indicates the boundaries of the 10.65 acre property; the blue line indicates the location of the year-round mountain stream.

Close enough to zoom in on the active Tungurahua volcano from the property and

yet far enough away to be safe from any possible fall-out.

You’ll be part of a small, friendly farming community.  The school is right across the road with all 16 elementary level students. There are building sites right across the school (easiest access), as well as on top of the plateau (with no view of any neighbors and with the best mountain views). The property forms a hillside peninsula with the tarred road encircling it on both sides.

You are only 14 miles outside Baños de Agua Santa, a quaint mountain village in a valley surrounded by rivers, waterfalls and hot springs. Baños is at 1800 meters above the sea level and has one of the most pleasant climates in Ecuador with a temperature average of 68 – 70 degrees.  Hop on one of the frequent public buses (50 cents) that pass right in front of the property’s entrance to go view waterfalls, participate in canyoning or ziplining, go biking, horseback riding, white water rafting, or simply relax in one of the three thermal pool resorts in the town.

The property can be entered from the main road, electricity and internet services are available, and a small mountain stream runs through the length of the property year-round.

The soil is rich and fertile, and farmers in the area keep cows or grow corn, peaches, and apples.  However, our cows are not included.

With tranquility, the ability to be completely self-sustained, and spectacular views from various building sites, this property is priced to sell fast at $126,000 or to the highest bidder.  The deed (escritura) has been reviewed by a lawyer and all is in place to make the buying process stress-free. American owners live on nearby property.

We DO NOT investigate properties when they are advertised so be sure to complete your due diligence.  Always use an independent Ecuador attorney who represents you (not the seller) when you buy real estate in Ecuador. We also recommend that you rent, become familiar with Ecuador before you buy.
